Basic furnace maintenance is simple and doesn't take much time. The main reason for HVAC equipment failure is lack of maintenance. Lack of maintenance will result in the system running inefficiently and all though it may continue to run, cost you more money as a result. There are several things you can do yourself to keep your furnace running. This annual maintenance will go a long way to save you money and keep your system in good condition. The following is an example of a checklist of things that should be carefully inspected or cleaned for a 90% furnace:
o Overall Cleanliness of the Unit o Changing an Air Filter o Inspection and Cleaning Out of the Drain Lines o Burner Compartment Cleaning o Blower Inspection and Cleaning o Flame Sensor Cleaning o Drag on the Induced Draft Motor o Temperature Rise Across the Furnace o Hot Surface Igniter Inspection o Ensure Proper Functioning of Furnace Safeties
This list goes from least complicated to more involved. So if you do not have confidence to take apart burners, or locate and disconnect wiring you can still help yourself by doing the first three items. However in order to have done a complete annual maintenance all 10 items should be completed. An individual with moderate mechanical know how, using the owner's manual should be able to complete the job.
SAFETY FIRST!
Always read and understand all warnings and safety precautions before working on any furnace. It is a good idea to read through the entire owner's manual first.
ELECTRICAL SHOCK HAZARD
Failure to follow this warning could result in personal injury or death. Turn off electrical power supply to your furnace before removing the access doors to service or perform maintenance.

Now we begin.
1. Overall Cleanliness of the Unit This one is a no brainer to do but is hardly ever done. Most furnaces run in a negative air pressure in order to pull in combustion air. There are no filters to filter this air. So any lint or dirt that is in the air is free to come into the furnace and be collected within the furnace. This lint is flammable. If there was ever a roll-out flame, it could ignite the lint and cause a fire. First be sure the power to the furnace is off. Next remove the panel and with a vacuum cleaner and a damp rag remove all accessible lint, dust and dirt from inside. Now vacuum and wipe the outside of the furnace as well. Clean the rest of the area around the unit (piping and ductwork too!) Finally replace the panel and turn the power back on.
2. Changing an Air Filter The main purpose of the air filter is to clean the air in your home as it flows through the furnace for you and your family, and also to keep the furnace clean as well. Keeping the air ways of your furnace clean and clear maintains its efficiency. Poor air flow due to a dirty filter does not entirely allow the heat that is produced to leave the furnace and heat your home. This heat builds up in the furnace and can cause an overheat condition which will activate the high limit safety switch that will not allow the furnace to restart until it cools sufficiently. This condition is called "short cycling."
So because the furnace is not allowed to push all the heat out where it is needed it is wasted, costing you more money. The variety and amount of particles in your home's air will depend on how many people and pets live in the house and what types of activities go on there. People with allergies or asthma should be extra diligent about keeping home air filters clean. Before removing the old filter you need to turn off the power to the furnace for safety. So choose a filter that fits your families needs and replace it regularly. Remember the more efficient the filter the more often it will need replacement.
3. Inspection and Cleaning Out of the Drain Lines The drain lines can back up and cause the furnace to shut itself down. If drain lines clog and leak outside the furnace it will be messy and make for a potential slip hazard. When they leak inside the furnace it can damage the metal by rusting it. This water is typically acidic and can cause considerable damage.
Because this is a high efficiency furnace it uses a secondary heat exchanger. The secondary condensing heat exchanger wrings out more heat through condensation. This requires condensate drain connections to collects moisture condensed from burned gases for disposal into the homes drain system. Assuming the furnace has an evaporator for summer cooling there will also be a drain pan with drain line to remove condensate into the homes drain system as well. Remember to turn off the power supply before you proceed. Using the owners manual you should be able to identify the drain lines and their locations.
Carefully disconnect wherever is easiest and clean them. You can test them for flow by pouring water through and see it that it comes out readily at the opposite end. Check for cracked or broken lines and replace if need be. Reconnect making sure nothing is loose or kinked.
